Based on our current strategic plans, we strive to own or control land sufficient

We attempt to enhance the efficiency of our operations by using, where practical,
standardized materials that are commercially available on competitive terms
from a variety of sources. In addition, our national and regional purchasing
programs for certain building materials, appliances, fixtures and other items
allow us to benefit from large quantity purchase discounts and, where available,
manufacturer or supplier rebates. When possible, we arrange for bulk purchases
of these products at favorable prices from manufacturers and suppliers.
