The company operates in two competitive areas: attracting guests and securing desirable real estate supply. In attracting guests, competition is based on factors such as location, quality, amenities, pricing, and brand loyalty. The company competes with major operators in the upscale and upper upscale hotel segments, boutique hotel operators, smaller hotel chains—particularly outside the U.S.—and various alternative accommodation providers. The alternative accommodation market includes online travel agencies (OTAs) such as Airbnb, Vrbo, and Booking.com, as well as other marketplaces and internet-based companies offering vacation homes, home-shares, hotel rooms, and travel services.
