July U.S. housing starts fell by -0.4 %

Housing Starts U.S. Economic Indicators


Housing starts decreased in July following the decline in building permits in previous month, despite increase in building permits which could signal increase in construction next month.
In July the housing starts in U.S. sunk by -0.4 % on the seasonally adjusted basis to annual rate of 1,168,000 units, a decrease of 5,000 units from 1,173,000 in June. Most of decline took place in the West and it was concentrated in multi-dwelling buildings such as apartments.
But not all was bad news in the government report, economists pointed out the 0.5 % increase in construction of single-family homes, siting growing demand for higher value homes.

New building went down -18.1 % to annual rate of 262,000 units in the West while the construction of multi-family units decreased -2.9 % accounting for 26.2 % of total construction. As demand for renting apartments declines.

Many economists consider single-family permits to be the most important number in the government's release.

In construction of housing units was bellow average rate of 1,026,631 housing starts.

Building permits continued to grow by higher rate, building permits grew by 3.0 % or 38,000 units to an annual rate of 1,168,000 units, from 1,173,000 in June on the seasonally adjusted basis Most of growth took place in the Northeast and it was concentrated in multi-dwelling buildings such as apartments.

New permits went up 12.5 % to annual rate of 636,000 units in the Northeast while permits for multi-family units grew 4.5 % accounting for 26.2 % of total permits issued.

Permits give an indication of whether demand for new homes is growing or slowing. Over the past 12 months, monthly building permits grew by 7.2 %

Home construction increased by 1.1 % from July 2017, led by construction of homes in the South by 19.5 %.


Permits By Region
  • In Northeast housing units were authorized at seasonally adjusted annual rate of 126,000 units, an increase of 14,000 units, or 12.50 % from 112,000 units June 2018 and an increase of 1.61 % from 124,000 units July 2017.


  • In Midwest housing units were authorized at seasonally adjusted annual rate of 183,000 units, an increase of 13,000 units, or 7.65 % from 170,000 units June 2018 and an increase of 7.02 % from 171,000 units July 2017.


  • In West housing units were authorized at seasonally adjusted annual rate of 334,000 units, an increase of 7,000 units, or 2.14 % from 327,000 units June 2018 and an increase of 6.03 % from 315,000 units July 2017.
  • In South housing units were authorized at seasonally adjusted annual rate of 668,000 units, an increase of 4,000 units, or 0.60 % from 664,000 units June 2018 and an increase of 8.97 % from 613,000 units July 2017.
