September U.S. housing starts fell by -5.3 %

Housing Starts U.S. Economic Indicators


Housing starts decreased in September following the decline in building permits in previous month, following very solid August report.
In September U.S. housing starts dropped by -5.3 % on the seasonally adjusted basis to annual rate of 1,201,000 units, a decrease of 67,000 units from 1,268,000 in August. Most of decline took place in the Midwest and it was concentrated in multi-dwelling buildings such as apartments.

New building went down -14.0 % to annual rate of 160,000 units in the Midwest while the construction of multi-family units decreased -15.2 % accounting for 27.48 % of total construction. As demand for renting apartments declines.

A healthier housing market, however, would give a big boost to the economy.

In construction of housing units was bellow average rate of 1,041,524 housing starts.Permits have declined by smaller rate than a month ago, permits decreased by -0.6 % or 8,000 units to an annual rate of 1,201,000 units, from 1,268,000 in August on the seasonally adjusted basis Demand for building permits fell the most in the Midwest and it was concentrated in multi-dwelling buildings such as apartments.

The issuance of new permits declined -18.9 % to annual rate of 160,000 units in the Midwest while the permits for multi-family units decreased -7.6 % accounting for 27.48 % of total building permits issued.

Permits indicate whether demand for new homes is growing or slowing.Over the period of 12 months, monthly building permits have climbed by 2.1 %

From Sep. 2017, housing starts jumped by 6.6 %, where construction in the Northeast grew the most, by 21.2 %, this is the main reason why some economists are optimistic about the housing market, despite the recent slowdown.



Permits By Region
  • In Northeast housing units were authorized at seasonally adjusted annual rate of 92,000 units, an decrease of 10,000 units, or -9.80 % from 102,000 units Aug. 2018 and an decrease of -22.69 % from 119,000 units Sep. 2017.


  • In Midwest housing units were authorized at seasonally adjusted annual rate of 154,000 units, an decrease of 36,000 units, or -18.95 % from 190,000 units Aug. 2018 and an decrease of -16.76 % from 185,000 units Sep. 2017.


  • In West housing units were authorized at seasonally adjusted annual rate of 341,000 units, an increase of 34,000 units, or 11.07 % from 307,000 units Aug. 2018 and an increase of 4.60 % from 326,000 units Sep. 2017.
  • In South housing units were authorized at seasonally adjusted annual rate of 654,000 units, an increase of 4,000 units, or 0.62 % from 650,000 units Aug. 2018 and an increase of 11.79 % from 585,000 units Sep. 2017.
