Housing Starts U.S. Economic Indicators



In April U.S. housing starts soared by 8.4 % on the seasonally adjusted basis to annual rate of 1,235,000 units, an increase of 96,000 units from 1,139,000 in March, reported by the Department of Housing and Urban Development. Construction of new homes in U.S. increased across many sectors including, multi-family housing units, northeast and midwest.

The government cautions that its monthly housing data are volatile and subject to large sampling and other statistical errors. In most months, the government can't be sure whether starts increased or decreased.

Despite recent growth, new construction of homes is still below the average level of 1,083,262 units.

Building permits have rebounded from decline in previous period, permits grew by 2.1 % or 27,000 units to an annual rate of 1,235,000 units, from 1,139,000 in March on the seasonally adjusted basis Most of growth took place in the West and it was concentrated in multi-dwelling buildings such as apartments.

New permits went up 6.6 % to annual rate of 144,000 units in the West while permits for multi-family units grew 11.5 % accounting for 30.85 % of total permits issued.

Permits give an indication of whether demand for new homes is growing or slowing.Building permits dropped by -4.1 % from April 2018

Construction of new homes in U.S. dropped by -4.0 % from April 2018, as housing starts in the South fell the most, by -12.4 %.


Permits By Region
  • In Northeast housing units were authorized at seasonally adjusted annual rate of 120,000 units, an decrease of 2,000 units, or -1.64 % from 122,000 units March 2019 and an increase of 30.43 % from 92,000 units April 2018.


  • In Midwest housing units were authorized at seasonally adjusted annual rate of 188,000 units, an increase of 3,000 units, or 1.62 % from 185,000 units March 2019 and an decrease of -3.09 % from 194,000 units April 2018.


  • In West housing units were authorized at seasonally adjusted annual rate of 339,000 units, an increase of 21,000 units, or 6.60 % from 318,000 units March 2019 and an increase of 0.89 % from 336,000 units April 2018.
  • In South housing units were authorized at seasonally adjusted annual rate of 649,000 units, an increase of 5,000 units, or 0.78 % from 644,000 units March 2019 and an decrease of -11.10 % from 730,000 units April 2018.
