Jan. 2025 U.S. housing starts fell by -9.8 %

Housing Starts U.S. Economic Indicators


Housing starts decreased in Jan. 2025 following the decline in building permits in previous month, following very solid December report.
In Jan. 2025 U.S. housing starts dropped by -9.8 % on the seasonally adjusted basis to annual rate of 1,366,000 units, a decrease of 149,000 units from 1,515,000 in December. Most of decline took place in the Northeast and it was concentrated in multi-dwelling buildings such as apartments.

New building retreated -27.6 % to annual rate of 400,000 units in the Northeast while the construction of multi-family units decreased -13.5 % accounting for 27.31 % of total construction. As demand for renting apartments declines.

A healthier housing market, however, would give a big boost to the economy.

In construction of housing units was bellow average rate of 1,406,631 housing starts.

Permits have rebounded from decline in previous period, permits advanced by 0.1 % or 1,000 units to an annual rate of 1,366,000 units, from 1,515,000 in December on the seasonally adjusted basis Most of growth took place in the West and it was concentrated in multi-dwelling buildings such as apartments.

New permits went up 2.3 % to annual rate of 105,000 units in the West while permits for multi-family units grew 0.2 % accounting for 27.31 % of total permits issued.

Permits give an indication of whether demand for new homes is growing or slowing.Building permits rose by 0.9 % over the past year

Construction of new homes in U.S. rose by 2.6 % in the past 12 months, in midwest housing starts rose the most, by 27.5 %.


Permits By Region
  • In Northeast housing units were authorized at seasonally adjusted annual rate of 138,000 units, an decrease of 9,000 units, or -6.12 % from 147,000 units Dec. 2024 and an increase of 17.95 % from 117,000 units Jan. 2024.


  • In Midwest housing units were authorized at seasonally adjusted annual rate of 223,000 units, an increase of 4,000 units, or 1.83 % from 219,000 units Dec. 2024 and an increase of 6.19 % from 210,000 units Jan. 2024.


  • In West housing units were authorized at seasonally adjusted annual rate of 316,000 units, an increase of 7,000 units, or 2.27 % from 309,000 units Dec. 2024 and an decrease of -7.87 % from 343,000 units Jan. 2024.
  • In South housing units were authorized at seasonally adjusted annual rate of 806,000 units, an decrease of 1,000 units, or -0.12 % from 807,000 units Dec. 2024 and an increase of 0.75 % from 800,000 units Jan. 2024.
