Howard Hughes Holdings Inc's Comment on Competition and Industry Peers

The company operates primarily in the development of retail, office, multifamily tenant properties, and master planned communities (MPCs). In its Operating Assets segment, competition is influenced by factors such as consumer demographics, property quality and location, neighboring real estate projects, retailer diversity, management expertise, and rental rates. In the MPC segment, competition occurs with other landholders and residential and commercial developers in Las Vegas, Nevada; greater Houston, Texas; and Phoenix, Arizona. The company’s competitive advantages include the size and scope of its MPCs, industry reputation, community amenities, commercial centers owned or operated, relationships with homebuilders, and proximity to metropolitan areas. Notable MPCs include Summerlin and Bridgeland, which were ranked tenth and eleventh, respectively, among top-selling master planned communities by RCLCO for the year ended December 31, 2025. The company also participates in an unconsolidated joint venture, Floreo, in the Phoenix region.
