Canterbury Park Holding's Comment on Competition and Industry Peers

The Company faces competition for horses from racetracks near Des Moines, Iowa, and Chicago, Illinois. Canterbury Development and its joint ventures compete with other developers of residential, mixed-use, office, retail, hotel, and entertainment properties in Shakopee, Minnesota, and other locations within the state. These competitors may have greater size and resources. Leasing of real estate is competitive, with key factors including rent, location, lease terms, concessions, services, and property condition. Canterbury Development joint ventures compete with all owners, developers, and operators of similar properties in their areas. Additional competition arises from other residential property types, such as single-family homes and townhomes, which serve as alternatives to luxury apartment communities like Triple Crown Residences at Canterbury Park. Competition for high-quality tenants in retail, office, and other spaces is also intense.
