Gaming And Leisure Properties Inc's Comment on Competition and Industry Peers

The company competes for real property investments with other real estate investment trusts (REITs), including the publicly traded gaming-focused REIT VICI Properties Inc., as well as investment companies, private equity and hedge fund investors, sovereign funds, lenders, gaming companies, and other investors. Some competitors have greater financial resources and lower costs of capital, which can make acquisition opportunities more challenging. The gaming industry includes various participants such as traditional casino properties, video lottery, sweepstakes and poker machines outside casinos, Native American casinos, internet gaming, sports betting, and other gaming formats. Competition also arises from potential new or expanded gaming licenses and regulatory changes, including smoking bans and gaming tax rates, which affect tenants' competitiveness.
