Description of Chiron Real Estate Inc
Chiron Real Estate Inc. is a Maryland corporation and internally managed real estate investment trust (REIT) that primarily acquires healthcare facilities leased to physician groups and regional and national healthcare systems. Formerly known as Global Medical REIT Inc. until February 23, 2026, the company is listed on the New York Stock Exchange and elected REIT taxation status in 2016. Operations are conducted through its Delaware limited partnership subsidiary, Chiron Real Estate LP, with Chiron Real Estate GP LLC as the sole general partner.
Chiron’s business strategy focuses on investing in off-campus medical facilities and decentralized healthcare components, particularly small to mid-sized healthcare facilities in secondary markets and suburbs serving aging populations with services such as cardiovascular treatment, rehabilitation, and oncology. The company also invests in active adult and senior residential facilities in select markets. Most healthcare facilities are leased under triple-net leases to single tenants, with some multi-tenant properties leased under gross or modified gross leases.
As of December 31, 2025, Chiron held approximately $1.5 billion in real estate investments across 189 buildings totaling about 5.1 million leasable square feet, generating $118.8 million in annualized base rent. The portfolio includes medical office buildings, inpatient rehabilitation facilities, surgical hospitals, and other healthcare-related properties. The company has significant geographic concentration in Texas, Florida, Ohio, Arizona, Pennsylvania, and Illinois. Key tenants include LifePoint Health, Encompass Health Corporation, and Memorial Health System. Additionally, Chiron holds a 12.5% interest and serves as managing member in a joint venture with Heitman, a real estate investment firm.
