We are an established and growing private mortgage insurance company. We were formed to serve the U.S. housing finance industry at a time when the demands of the financial crisis and a rapidly changing business environment created the need for a new, privately funded mortgage insurance company. We believe that our success in acquiring customers and growing our insurance in force has been driven by the unique opportunity we offer lenders to partner with a well-capitalized mortgage insurer, unencumbered by business originated prior to the financial crisis, that provides fair and transparent claims payment practices, and consistency and speed of service.

Mortgage Insurance

At the core of Essent Groups offerings are its mortgage insurance products, which can be divided into two key types: Primary Mortgage Insurance and Pool Insurance. Both types serve critical roles in managing risk and promoting responsible lending practices.

Primary Mortgage Insurance

Primary mortgage insurance provides protection for individual loans against borrower default at designated coverage percentages. This type of insurance can be offered in two ways:

1. Flow Basis: Policies are issued on a loan-by-loan basis at the time of loan origination.
2. Bulk Transactions: Multiple loans within a portfolio can be insured through a single transaction.

Most of Essents policies fall under primary mortgage insurance. Customers selecting primary coverage must choose a specific coverage level for each loan. For loans sold to Government-Sponsored Enterprises (GSEs), adherence to stipulated coverage percentages is mandatory. Non-GSE loans allow for greater flexibility in determining coverage percentages based on the customer’s preferences.

The premium rates associated with primary mortgage insurance are filed with regulatory bodies in all 50 states and the District of Columbia, reflecting a spectrum of risk factors, including loan-to-value ratios (LTV), borrower characteristics, and loan attributes. Premiums can be structured in various ways, with payments typically made by the borrower (borrower-paid mortgage insurance or BPMI) or through the lender (lender-paid mortgage insurance or LPMI). Payment structures include:

- Monthly Payments: Collected over the life of the policy.
- Single Payment: An upfront payment at the time of origination.
- Annual Payments: Paid in advance for one year.
- Split Payments: An initial payment followed by monthly payments.

Mortgage insurance can be cancelled at the option of the insured, though specific guidelines exist for GSE loans regarding automatic cancellation based on LTV ratios.

Pool Insurance

Pool insurance offers additional credit enhancement for certain mortgage transactions, specifically in the secondary market. This insurance covers losses on defaulted loans that exceed claims paid under primary coverage and encompasses total losses on loans without primary coverage. Key features of pool insurance include:

- An aggregate loss limit for pools of loans.
- Possible deductibles applicable to pooled loans.
- Modified pool insurance provides exposure limits for individual loans along with aggregate loss limits.

Master Policy

Essent issues a master policy to each approved counterparty, which outlines the terms of coverage, eligibility requirements, premium payment obligations, and various conditions related to claims and rescission rights. Master policies now include stipulations for rescission relief for loans that remain current for specific periods and have established parameters for identifying misrepresentations or fraud in loan origination.

Contract Underwriting

In addition to mortgage insurance, Essent provides contract underwriting services that evaluate whether submitted mortgage application data aligns with customer underwriting guidelines. These services cater to both insured and non-insured loans. As part of the underwriting agreements, Essent commits to indemnifying customers for losses arising from its underwriting errors. This protective measure encompasses financial compensation or other remedies, contingent on per-loan and annual limitations.

Bermuda-Based Insurance and Reinsurance

Essent Groups subsidiary, Essent Re, engages in insurance and reinsurance activities associated with GSE risk-sharing transactions. This includes coverage for approximately $156.3 million of risk on mortgage loans linked to the ACIS (Actual Cash Value Insurance) and CIRT (Credit Risk Transfer) programs. Additionally, Essent Re has entered into quota share reinsurance agreements, covering 25% of Essent Guaranty, Inc.s newly originated mortgage insurance since July 2014.
