As of December 31, 2025, the servicing and subservicing portfolio included approximately 1.4 million loans with an unpaid principal balance of $328.3 billion. Servicing activities involve collecting principal and interest payments, managing escrow accounts, handling delinquent loans, initiating foreclosure referrals, and managing the sale of mortgaged properties. Master servicing entails collecting payments from servicers and distributing funds to investors. Reverse servicing includes funding borrowers, repurchasing loans, assigning loans to the Department of Housing and Urban Development (HUD), and securitization under the Ginnie Mae program. The company generates revenue from contractual monthly servicing fees and ancillary fees, owns MSRs outright, and provides subservicing and special servicing for other institutions. Servicing advances, which the company advances on behalf of investors, represent a significant aspect of the business and have the highest reimbursement priority.
