Description of Kaanapali Land Llc

Kaanapali Land, LLC is a Delaware limited liability company operating in the Property and Agriculture sectors through subsidiaries including KLC Holding Corp., Pioneer Mill Company, LLC, and Kaanapali Land Management Corp. The company’s real estate development approach involves phased property value enhancement, starting with market and feasibility studies, followed by land planning and securing governmental entitlements. Kaanapali Land owns approximately 21 acres in Lahaina, Hawaii, known as the Pioneer Mill Site, historically used for sugar and coffee milling. This site was significantly affected by the August 2023 Lahaina wildfire, which destroyed facilities and disrupted coffee farming operations. The company outsourced coffee processing and resumed sales in December 2025, with plans to rebuild its coffee mill on its agricultural land. The Pioneer Mill Site was leased to a U.S. Army Corps of Engineers contractor for wildfire cleanup until July 2025. In 2025, the company harvested its coffee crop and outsourced pulping and drying to an unaffiliated coffee mill on Maui that became operational in January 2025, while also assembling a temporary dry mill.
