In the lodging business, we are the leading stewards of Long-Term Relevant Real Estate' ("LTRR'"). Our business is to buy, hold, asset manage, refurbish, or reposition hotels in the United States that we deem to be LTRR', particularly hotels in urban and resort destination regions with considerable barriers to entry and diversified economic drivers.
We may choose sell hotel assets that do not fulfill our LTRR' requirements as part of our continuing portfolio management plan on an opportunistic basis. Our hotels, with the exception of two (the Boston Park Plaza and the Oceans Edge Resort & Marina), are all run under well-known names. Our two unbranded hotels are in high-traffic urban and resort destinations, allowing them to build brand awareness among both group and transitory guests. Our portfolio is mostly made up of higher premium hotels in key convention, resort, and metropolitan regions.
Concentrate on acquiring Long-Term Valuable Real Estate'. We think that active ownership of LTRR' will result in long-term investor value. LTRR' is made up of hotels that we feel have distinct characteristics that are impossible to duplicate, and, most importantly, their locations are very desired and relevant now, as well as for future generations. We think that owning LTRR' offers improved long-term economics and mitigates the risk of fading demand, which is common in undercapitalized and pedestrian hotels.
Presence in Important Markets Location is a key component of LTRR'. We think our hotels are in several of the most desired long-term relevant areas, with a wide range of demand generators and considerable hurdles to new supply. All of our hotels are in significant gateway cities and distinctive resort destinations including Boston, Chicago, Key West, Maui, Napa/Sonoma, New Orleans, Orlando, Portland, San Diego, San Francisco, and Washington, DC. As a result of stronger and more varied economic drivers, we expect hotel revenues in major gateway areas and distinctive resort destination locations will deliver greater long-term growth rates than the average for U.S. hotels over time.
Established Independents and Nationally Recognized Brands All of our hotels, with the exception of two, are run under well-known brands. We feel that connections with well-known brands and well-established independents help our hotels appeal to a wider range of tourists and boost revenue.
Portfolio that is well-maintained. The refurbishment or repositioning of our hotels is a crucial element of our business. Our capital restorations and repositionings, we feel, have improved our hotels competitiveness and helped to position our portfolio for future growth.
As demand for lodging generally fluctuates with the overall economy, we seek to own LTRR' that will maintain a high appeal with lodging travelers over long periods of time and will generate superior economic earnings materially in excess of recurring capital requirements. Our strategy is to maximize stockholder value through focused asset management and disciplined capital recycling, which is likely to include selective acquisitions and dispositions, while maintaining balance sheet flexibility and strength. Our goal is to maintain appropriate leverage and financial flexibility to position the Company to create value throughout all phases of the operating and financial cycles.
