To attract or replace tenants, the company may incur costs for tenant improvements, leasing commissions, and concessions. As a REIT, the company is required to distribute at least 90% of its taxable income annually, which may limit its ability to fund capital improvements from retained earnings. Insufficient capital reserves could necessitate obtaining financing to cover necessary improvements or leasing commissions. Failure to secure financing or make required improvements may lead to property obsolescence, decreased property value, challenges in attracting or retaining tenants, and adverse effects on financial performance and distributions to stockholders.
