Business Description
With a varied portfolio of historic and market-leading hotels and resorts with considerable underlying real estate value, we are the second biggest publicly listed lodging real estate investment trust. We started out as a Delaware corporation called Hilton Hotels Corporation, and we were a component of one of Hiltons business areas.
Our goal is to be the foremost lodging REIT, focusing on providing superior risk-adjusted returns to investors through active asset management and a strategic external development strategy, all while keeping a strong and flexible balance sheet.
Our management agreements usually include a two-tiered pricing structure, with a basic management charge and an incentive management fee for our hotel managers. Our hotels charge a base management fee that ranges from 2% to 4% of gross hotel revenues or receipts, depending on the terms of the agreement. The incentive management fee is usually a percentage of a specific performance metric, such as operational income, cash flow, or other performance indicators, as stipulated in the agreements, with some agreements only allowing incentive fees when particular financial criteria have been met. We also pay our hotel managers some service fees and compensate them for the salaries and wages of their workers who work at our hotels, as well as certain additional expenditures.
